Daytona Seabreeze
Hurricane Ian led to moderate water intrusion into most units and common areas. Hurricane Nicole caused the seawall to collapse, leading to a complete loss of the pool, pool deck, and all amenities and back parking areas. While the resort has reopened to accommodate guests, access to the pool, pool deck, beach, and outdoor amenities remain closed as the crew rebuilds these areas. New beach access stairs have been added, although they remain closed while construction progresses. Public beach access is available nearby. Exterior work included roof replacement, concrete repair, exterior waterproofing and painting. Pool and outdoor amenity groundbreaking will begin once construction permits are received. Once construction of this area commences, parking will be affected by construction activities. Arrangements have been made to accommodate additional guest parking at a facility located across the street from the resort.
Casa Del Mar
With the level of water intrusion to this property, all common areas, offices and 118 units required a comprehensive drying and dehumidifying process to be completed before any restoration work could begin. Following this, 118 units were pulled back to the studs to begin the restoration.
In addition to interior damage, there was exterior damage that initially required temporary roof repairs to prevent further intrusion, and then permanent roof repairs were completed immediately. The entire building has been waterproofed and repainted with updated colors. New front landscaping was installed. Upper parking lot surfaces have been recoated and waterproofed, parking garage was repainted, and the seawall received structural repairs The pool deck received a decorative, waterproof surface, as well as new pool furniture cushions. New beach access stairs have also been added, since the previous ones were washed away during Hurricane Nicole. With the exception of the lounge, this resort has fully reopened, including the pool and outdoor amenities.
Fantasy Island Resort II
This property has undergone extensive interior and exterior improvements. Seawall debris was removed to make way for the demolition of the remaining pool deck and installation of a new seawall. Within the property, demolition was complete on 48 units and all HVAC systems. Externally, temporary roof repairs were completed to mitigate any further damage and repairs were completed in the summer of 2023. The repairs included a full roof replacement, replacement of cooling and heating systems throughout, structural repairs to the building exterior, waterproofing and painting to protect from the harsh sea air, walkways and stairwells were resurfaced, extensive mechanical repairs, as well as an overall modernization of the elevator. Significant interior repairs include new patio furniture, sofas, ottomans, dining tables and chairs, beds, headboards, nightstands, dressers, light fixtures, window treatments, blackout curtains and artwork. The resort reopened partially on June 16, 2023 to accommodate guests, and opened to all floors on September 16, 2023. However, access to the pool, beach, and outdoor amenities will remain closed as the crew continues to make repairs to these areas. Guests may be impacted by noise from construction throughout the project.
Dolphin Beach Club
The resort experienced severe water intrusion into 41 ocean-facing units from Hurricane Ian, and a partial seawall collapse from Hurricane Nicole. This caused the loss of the pool, hot tub, gazebo, shuffleboard, sauna, and grills. Significant interior and exterior work was completed at the resort and the unit interiors have been completely renovated. This involved updating the unit’s design with new paint, light fixtures, furniture, artwork, refinishing of cabinetry, and flooring. Extensive structural work was done on the balconies, walkways, and stairwells, as well as roof repairs. The seawall was repaired and Dolphin Beach Club reopened to guests in May 2023. Pool and outdoor amenity groundbreaking will begin once construction permits are received.
